Tailor-made for the future: CSMM designs the new Munich headquarters of high-profile developer WÖHR + BAUER

Munich, 19 May 2021. Five years after planning the interim offices of WÖHR + BAUER GmbH in Hildegard Strasse, the architecture and consultancy firm CSMM has now designed the headquarters of the company, which also has offices in Munich, Stuttgart and Berlin. For the site in Munich’s Lehel district, CSMM has created an innovative workplace for 40 staff on roughly 1,350 square metres of office space. Timo Brehme, Managing Partner of CSMM and expert for workplace design: “We are thrilled that such a high-profile company as WÖHR + BAUER relied on our expertise to give the Munich office equally ground-breaking design as the developer’s many ongoing city-centre developments.”

CSMM opted for a classic combi-office in the design of the new headquarters, which has been tailored to the company’s specific needs. Combining private offices for one or two staff with a spacious central hub that is accessible to all, the workplace is ideally suited to the company’s workflows. The team can meet in the central hub to share knowledge and ideas, perhaps gathered round the custom upcycled vintage workbench, while the private offices act as a retreat for deep focus project tasks. Thanks to extensive glazing and wood-panelled partitions, the work environment offers staff both transparency and a pleasant atmosphere, while the spacious and striking lobby design gives visitors and staff a sense of openness and space. The experts at CSMM have designed a variety of spaces in the new Munich office to give staff a creative workplace that meets their demands for both concentration and collaboration. Communal spaces for social interaction round off the 1,350-square-metre headquarters, featuring a bistro and coffee bar as well as a roof terrace.

“Particularly after a year shaped by the pandemic and working from home, it was vital for us to create a space for the inevitable return to the office that focuses on the staff’s needs today and into the future,” explains Brehme. “By allowing zones for social interaction and quiet contemplation to coexist on equal and transparent footing, we provide an ideal office environment that reassures staff and drives innovation.” Now both CSMM and WÖHR + BAUER have an ideal work environment that is sustainable and primed for future growth.
